Load-bearing parts: The building will be implemented in a traditional mode of construction, with a pillar structure and brick masonry infill.
Foundation and groundworks: Plain foundation, with concrete path foundations, respectively, raft foundation.
Walls: In the monument buildings, the existing and remaining load-bearing walls and mixed walls are prepared from small bricks and rubble, in a thickness of 30-60 cm. The load-bearing walls of the new buildings, together with the new walls of the monument buildings are made of thermally dimensioned POROTHERM 30 wall block. The walls are made of POROTHERM 10 cm thick partition wall bricks, placed into stacked mortar. The walls of the garage hall are made of a 30 cm thick waterproof monolith reinforced concrete.
Thermal insulation: On the facade of newly constructed buildings a 8cm polystyrene-based, complex external thermal insulation system has been prepared. In case of monument buildings, on buildings nr. 6-7 smooth plastering will be applied with high-quality plaster colouring.
Slabs: On the top and at the bottom, plain monolithic reinforced concrete slabs will be placed, according to dimensions, with overhanging beams in some places. On the slabs, an acoustically rated, a so called floating screed will be made to ensure step sound reduction.
Roofing: The buildings are high-roofed, with traditional, high-quality, historic roof tiles.
External windows and doors: In the monument buildings, the windows and balcony doors are made of modern tree structure, with increased thermal insulation, double glazing and excellent air locking. In the newly constructed buildings plastic doors and windows will be installed, in the following design: walnut from outside, white from inside, even with a preparation suitable for the reception of electrically operated blinds. The entrance doors are security doors with a fireproof threshold limit of 0.5 hours.
Internal windows and doors: In the monument buildings subsequently mountable wooden doors will be placed, without a threshold, and with an opaque sheet, made of pine in beech colour. The door leaf is rebated, with grid inserts and square edge design. In the newly constructed buildings subsequently mountable doors with a CPL-foil design will be placed, without a threshold, and with an opaque sheet. In order to ensure secure and comfortable ventilation, in the new buildings door hinges equipped with ventilation element, or adjustable into a ventilation position, will be placed in all flats.
Terraces: The ground-floor terraces have a pavement design, and the rooftop terraces and the intermediate levels are covered with frost-resistant ceramic tiles. The terrace barriers have a locksmith structure or have built parapets according to the architectural plans.
Locksmith structures: The colour of locksmith structures and metal barriers is RAL 7015. All metal structures will receive a base painting and finishing.
Facades: The facade of buildings has different colours and surface finishing, several surface plastering can be found on them, with different structures according to architectural plans. On the facade of newly constructed buildings a 8cm polystyrene-based, complex external thermal insulation system has been prepared. In case of monument buildings, on buildings nr. 6-7 smooth plastering will be applied with high-quality plaster colouring.
Internal plastering: The walls will receive a gypsum-bound plastering, and the ceilings will have a design without any plastering, with smoothing.
Corridoors: The type of gate of the garage is Hörmann, and can be operated by remote control. The doors between the garage and the staircase - complying with the related prescriptions - are fireproof steel doors. In the staircase, the common rooms and terraces a gress sheet covering will be placed.
Building services engineering: All consumers and flats will have individual cold water sub-meters installed, for the metering of individual consumption, respectively, accounting. The heating energy and hot water supply for each apartment is provided by modern, Viessmann Vitopend turbo-type boilers placed in every apartment. The ventilation of the flats’ toilets, not having a natural ventilation possibility (without windows) is provided by separate ventilators. In the apartments the possibility of kitchen odour extraction is possible with a carbon filter type. Within the building of sewage and storm water form a separate system, and exiting the building, we separate them by a sewer system through which they can flow into public channels. Material: rigid PVC pipe, with socket-rubber ring splicings. For the fulfilment of requirements in connection with air-conditioning, a ventilation preparation has been established.
Electricity: The whole electrical network will be prepared with copper cables pulled into wall-mounted protective tubes, with ??appropriate safety grounding. The public areas will be equipped with lamps with a protection complying with prescriptions, controlled by motion sensors. On the territory of the common garden, and along entrances and garden paths twilight switch-operated lighting devices will be placed. A video camera security system will be installed on the part of the plot bordering with public domain. The intercom system is digital and equipped with a door-opening function, with an external camera unit in the streets. (The standard design of some flats contains audio-system units within the flat.) In the apartments lighting objects will not be installed.
Ceiling height: The ceiling height of flats is an average of 2.70 meters.
Entrance doors of flats: On the entrance of flats, security doors will be placed equipped with outlook optics, central locking with multi-point locking, with a fire resistance threshold limit of 0.5 hours.
Internal doors: The internal doors will be installed with a subsequently mountable CPL-foil design, without a threshold, and with an opaque sheet and nominal height of 210 cm.
Coverings: In the bathrooms, in a height of 2.10 m, and in the toilets in a height of 1.50 m wall tiles will be placed with a uniform network way of placement, without decorative lines. Above the kitchen counter, in a height of 50 cm ceramic tiles will be placed. In the rooms, white dispersion painting will be applied on walls. In the foreground, balconies, staircase and corridors antifreeze 30x30 cm ceramic tiles will be applied. In the foreground of flats, kitchens and bathrooms ceramic tiles will be placed, with a uniform network or binding way of placement. In the living rooms and rooms laminate flooring will be installed.
Surface finishing: In the flats, after the plastering and smoothing dispersion painting will be applied.
Water equipment and sanitaryware: In the bathroom of each apartment (or any other room indicated on the plan, for example, household room) a washing machine-, and in the kitchens, a dishwasher-compatible water and wastewater connection will be established. Connection of washing machines and dishwashers is designed with a HL-405-type recessed siphon, respectively, water supply place. The domestic hot water supply of each flat will be provided by an individual wall installed turbo (Viessmann Vitopend 100) boiler. Single-lever faucets, in some flats bidet faucet, bath faucet, shower set and faucet, SAM Bono-type. The type of toilets is Villeroy with consoles, with wall-mounted tanks, two-stage white or chrome push-plate and the corresponding seat. White porcelain-coloured ceramic wash basin with bottle trap. Villeroy und Boch type wash basin and hand wash. The type of shut-off valves, faucets to be installed is Hansgrohe Croma 100 or Hansgrohe Focus E2.
Heating: In every apartment a radiator heating system will be implemented. The radiators are white steel plate flat radiators, equipped with thermostatic valves. In the living room we have built in a central flat thermostat, and in this room, on the radiator there is no thermostatic valve. In the bathrooms there are white towel radiators.
Ventilation: Exhaust ventilation equipments will be placed into bathrooms, toilet rooms with an interior and cambers, with odour exhaustion which cannot be switched in the rooms, or which is operated from an electric switch, or controlled by the lighting switch; a unique, delayed or constant exhaustion, according to the engineering plans. In every apartment the possibility of kitchen odour extraction is possible with a carbon filter type.
Consumption metering: The consumed cold and domestic hot water, together with the heating and cooling energy will be accounted based on an individual measurement per flats. The reading of sub-meters is carried out centrally, and the access to the apartment is not necessary to read the meters.
Electricity: In the apartments Legrand Valena (white) types of electrical fittings with a modern design will be installed. The luminaires of apartments do not belong into the standard equipment of homes, they are to be provided by the buyers (of course, the associated wiring will be completed). The apartments have an at least 1*32 A electrical capacity. The electric meters of each flat will be placed in the measuring areas created in the staircase. In every apartment at least one telephone socket and a TV socket will be created. In case of ground floor apartments, the protective tubes of the alarm system will be prepared in every room having a door or a window, and in vase of apartments on the first floor or above, the protective tubes of the alarm system monitoring the entrance door and units with a terrace connection will be prepared. The standard design of each apartment contains an audio-system intercom control unit within the apartment. The investor reserves the right to replace some equipment with products of a same technical quality as set forth above, in case of purchasing difficulties or in other technically justified cases.
Faucets: Single-lever faucets, in some flats: bidet faucet, bath faucet, shower set and faucet, SAM Bono/Hansgrohe-type. White porcelain-coloured ceramic wash basin with bottle trap. Villeroy und Boch type wash basin and hand wash.
Sanitaryware: The type of toilets is Villeroy und Boch with consoles, with wall-mounted tanks, two-stage white or chrome push-plate and the corresponding seat.
Radiators: Dunaferr/Vogel and Noot white sintered flat radiators. In the bathrooms Betatherm-type, sintered white towel radiators will be placed, optionally with an electric heating patron addition with a separate control switch.
